Assiter & Associates

Accelerated Marketing Plan

It is virtually inconceivable to believe that anything would sell successfully without advertising it first. When selling real estate through the private treaty method, it is impossible to design an intense marketing program because of the uncertainty of when the property will sell.

The Auction Method of Marketing brings your property to the table, names the day of sale, and promotes an attitude of action and decision making in qualified buyers. One of the most powerful success factors in the Auction Method of Marketing is the Accelerated Marketing Program. The Accelerated Marketing Program is an intense, custom-tailored marketing program that fits the needs of your piece of property and is designed to create a "deadline" mindset in the potential buyers. Our marketing experts can and will design an advertising program that will target the prime audience suited for your property and highlight it intensely. This program will bring a massive degree of attention to your property, in a concise period of time.

Accelerated Marketing Checklist

  1. Consultation - After a consultation with an Assiter & Associates representative, a customized marketing program and budget will be designed and presented for your approval.
  2. PIP - For real estate, Property Information Packages will be assembled giving detailed information on your property and distributed to interested parties.
  3. Brochures - An attractive brochure will be designed for promotion of your property, exhibiting its distinctive features and explaining the terms and conditions of the auction.
  4. Direct Mail - A target audience will be selected from our world-wide data base.
  5. Print Media - We begin a three-week advertising campaign in newspapers, trade journals, and special interest publications which are carefully chosen to ensure the maximum exposure, highlighting your property with The Urgency of Auction emphasis.
  6. Website - We post your upcoming auction on our website, as well as numerous other auction and real estate websites, where prospective buyers can view pictures and get information on your property.
  7. Electronic Media - Email notifications will be sent, to our email list and those requesting information about your property.
  8. Signage - Large, bright, and attractive signs are prepared and strategically placed on or near your property displaying the day and time of the auction and our phone number to call for more information.
  9. Telemarketing - We place phone calls to our most distinguished prospects and inform them of the upcoming auction on your property. We also receive the phone calls generated by the promotional campaign from persons interested in your property, where we are able to answer any questions they may have about your property.
  10. Previews - Property inspections will be offered to enhance desirability. An Assiter & Associates representative will be present to answer any questions prospective buyers may have.
  11. Auction Day - On the day of the auction, we register the bidders and guests and explain our special auction procedures to all in attendance. We begin the auction and receive bids for the highest total dollar amount offered on your property. A registered staff member will present any absentee bids competitively on behalf of verified bidders. When the highest total dollar bid has been reached, the auction segment is complete.
  12. Contract - Immediately, the highest bid is written into a contract offer and presented to you. You must accept, counter, or decline the offer on sale day. The contract is secured by an earnest money deposit payable to a selected title company and held un-cashed until the offer is accepted. Other bidders who did not win the bidding may be allowed to hold their position by signing a Statement of Intent that describes their bid, which is also, secured by an earnest money deposit. As directed by you, we will negotiate the follow-up as necessary to sell your property.
